WORCESTER – Single-family home sales in Worcester dropped by nearly a quarter in 2023, while the median sale price increased.
Worcester homeowners sold 264 homes in 2023, a 24.4 percent drop from the 349 sold in 2022, according to information published by the Warren Group, a Peabody based real estate analytics company founded in 1872. The median sale price of homes sold in 2023 was $264,750, a 17.7 percent increase from 2022. In December alone, the median sale price was $275,000, with 19 homes sold in the city, one more than December 2022.
Across Worcester County, single-family home sales fell 20.3 percent, from 2,070 in 2022 to 1,650 in 2023. The median sale price county-wide increased 12.7 percent to $351,000 from $311,550 in 2022. In December alone, the number of sales fell 30.7 percent from 2020, from 163 to 113, at a median price of $350,000.
State-wide sales decreased 18.7 percent from 23,606 in 2022 to 19,199 in 2023, a 18.7 percent decrease. The median price of those sales was $510,000, up 4.4 percent from $488,550 in 2022.
